Not every private pool is the same pool. Heated pools extend your useful season — late October and April genuinely work when the water is held at 28°C. Infinity-edge pools are the showpiece for couples and honeymooners. Family pools are wider, shallower at one end and almost always fenced when little ones are coming.

Almost every Kalkan villa with private pool in our collection also has a real sea view. On the Çukurbağ peninsula, several villas sit so close to the water that the pool feels like a second sea. In Kalamar Bay the views are softer and greener; in the upper old town they are wider and busier.

If walking distance matters most, focus on our villas in the upper old town and Kalamar Bay. If seclusion matters more, Çukurbağ is the answer. A small subset of our private-pool villas also accept dogs, on request and subject to the owner's approval.
October half term is the single most-asked-about week of our year. Late-October Kalkan still hits 22–25°C, the heated pools are fully on, and the same villa that costs £3,000 in August can be £1,800–£2,200 in half term week. If half term matters, enquire early.
